How We Source Information

Primary sources are required for every factual claim published on this site. Secondary sources — news articles, blog posts, or third-party summaries — are not used as the basis for numeric claims. The following source families are used:

  • IRS publications, including Pub. 527 (Residential Rental Property), Pub. 535 (Business Expenses), and Pub. 946 (How to Depreciate Property), as well as IRS Revenue Procedures and Notices.
  • Statutory text of relevant legislation, including the One Big Beautiful Bill Act of 2026 and the Internal Revenue Code.
  • U.S. Treasury and Department of Labor guidance, including final and proposed regulations, technical corrections, and agency announcements.
  • HUD materials for fair housing and landlord-tenant guidance at the federal level.
  • State revenue and housing authorities for state-specific landlord-tenant law, including the Minnesota Department of Revenue and Minnesota Housing.
  • Bureau of Labor Statistics data for wage, inflation, and labor market figures used in calculator benchmarks.

When a primary source is updated, the relevant articles and calculator documentation are flagged for review within the cadence described in the next section.

How We Review and Update Content

Content is reviewed on a schedule tied to the regulatory calendar of the underlying source material:

Every article carries both a Published date and a Last reviewed date. Material changes are logged in a per-article changelog. When a figure is updated, the "Last reviewed" date is updated and the change is recorded in the changelog.

Corrections Policy

Corrections are handled in three tiers based on the nature and severity of the error:

Tier 1 — Typographical or formatting fixes

Applied silently without a public notation. Examples: spelling errors, broken links, formatting inconsistencies.

Tier 2 — Substantive clarifications

Dated and noted in the article changelog. Examples: adding missing context, clarifying ambiguous language, updating a secondary reference.

Tier 3 — Material factual corrections

Dated, noted in the changelog, and flagged at the top of the affected article for a minimum of thirty days. Examples: wrong tax threshold, misstated statute, outdated deadline, incorrect calculator formula.

To submit a correction, email [email protected]. We acknowledge correction requests within five business days and publish any Tier 2 or Tier 3 correction within fourteen business days of verification.

About the Calculators

All four calculators on this site produce estimates based on user-supplied inputs. Results carry no warranty of accuracy, completeness, or fitness for any particular purpose, and must not be relied on as professional advice.

SoloBid Estimator

Computes a suggested bid price for a contracting job based on labor hours, materials, overhead, and profit margin.

Not included in formula: Does not account for local prevailing wage requirements, entity-type tax differences (S-corp vs. sole proprietor), state income tax rates, or individual underwriting factors.

RentReady Tracker

Estimates the cost to prepare a rental unit for a new tenant based on a 25-item inspection checklist.

Not included in formula: Does not account for local contractor labor rates, permit requirements, rent control ordinances, or state-specific security deposit rules beyond Minnesota.

CleanRoute Optimizer

Estimates daily revenue, costs, and profit for a cleaning business route based on stop count, pricing, and drive time.

Not included in formula: Does not account for local business licensing fees, state sales tax on cleaning services, entity-type differences, or individual insurance costs.

FinancingFit Calculator

Computes PITI (principal, interest, taxes, insurance), DSCR, break-even rent, and cash-on-cash return for a rental property.

Not included in formula: Does not account for individual lender underwriting criteria, HOA fees, local property tax assessment methods, or state-specific mortgage recording taxes.

How We Make Money

Solo Landlord Tools is a free resource supported by two revenue streams:

  1. Display advertising through Google AdSense (publisher ID: ca-pub-5598653357914791). Google places ads on this site based on page content and, where consent is given, visitor interest. Ad revenue helps cover the cost of maintaining and updating the site.
  2. The optional Pro tier, which offers saved calculations and PDF export for a monthly subscription fee. The Pro product is entirely optional; all calculators and articles are free without an account.

This site does not currently use affiliate links. If affiliate links are added in the future, they will be disclosed in a dedicated /affiliate-disclosure page and labeled inline.

Editorial firewall: Advertisers and the Pro product do not influence which topics are covered, how figures are reported, or which primary sources are cited. Editorial decisions are made independently by the Kaybi Enterprises editorial team.
