1. Acceptance of Terms

By accessing or using SoloLandlordTools.com (the "Site"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, do not use the Site. These Terms apply to all visitors, users, and Pro subscribers.

2. Description of Service

SoloLandlordTools.com provides free online calculators and educational content for independent contractors, landlords, and cleaning professionals, including:

  • SoloBid Estimator — job pricing calculator for contractors
  • RentReady Tracker — rental property turnover cost estimator
  • CleanRoute Optimizer — cleaning route planner and profitability calculator
  • FinancingFit Calculator — rental property financing analysis tool
  • Blog articles and educational resources on tax law and business finance

A Pro subscription is available that adds saved calculations, PDF export, and access to the 2026 Tax Cheat Sheet. The free tools will remain free regardless of whether you subscribe to Pro.

3. No Professional Advice

The calculators and content on this Site are for informational and educational purposes only. They do not constitute professional tax, legal, financial, or accounting advice.

Tax laws change frequently, and the calculations produced by our tools may not reflect the most current rules or apply to your specific situation. The 2026 tax parameters used in our calculators are based on IRS Revenue Procedure 2025-32 and publicly available information about the One Big Beautiful Budget Act (OBBBA), but we make no guarantee that these parameters are complete, accurate, or applicable to your individual circumstances.

Always consult a qualified tax professional, certified public accountant, attorney, or financial advisor before making financial decisions based on the results of any calculator on this Site.

4. Pro Subscription

Billing

Pro subscriptions are billed monthly or annually as selected at checkout. Payments are processed by Stripe. By subscribing, you authorize Kaybi Enterprises, LLC to charge your payment method on a recurring basis until you cancel.

Cancellation

You may cancel your Pro subscription at any time from your account settings. Cancellation takes effect at the end of the current billing period. We do not provide refunds for partial billing periods.

Access after cancellation

Upon cancellation, you will retain access to Pro features until the end of your current billing period. After that, your account will revert to free access. Saved calculations will be retained for 90 days after cancellation, after which they may be deleted.

5. Acceptable Use

You agree not to:

  • Use the Site for any unlawful purpose or in violation of any applicable law
  • Attempt to gain unauthorized access to any part of the Site or its systems
  • Scrape, crawl, or systematically extract data from the Site without our written permission
  • Use the Site to distribute spam, malware, or other harmful content
  • Misrepresent your identity or affiliation with any person or organization
  • Interfere with or disrupt the operation of the Site

6. Intellectual Property

All content on the Site, including but not limited to text, graphics, logos, calculator code, and blog articles, is the property of Kaybi Enterprises, LLC or its content suppliers and is protected by United States and international copyright laws. You may not reproduce, distribute, or create derivative works from any content on the Site without our express written permission.

7. Disclaimer of Warranties

THE SITE AND ITS TOOLS ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS. WE DO NOT WARRANT THE ACCURACY, COMPLETENESS, OR TIMELINESS OF ANY CALCULATION OR CONTENT ON THE SITE.

8. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, KAYBI ENTERPRISES, LLC SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF OR INABILITY TO USE THE SITE, INCLUDING BUT NOT LIMITED TO FINANCIAL LOSSES, TAX PENALTIES, OR BUSINESS LOSSES, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL LIABILITY TO YOU FOR ANY CLAIMS ARISING FROM YOUR USE OF THE SITE SHALL NOT EXCEED THE AMOUNT YOU PAID US IN THE 12 MONTHS PRECEDING THE CLAIM.

9. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the United States, without regard to conflict of law principles. Any disputes arising from these Terms or your use of the Site shall be resolved through binding arbitration in accordance with the American Arbitration Association's rules, except that either party may seek injunctive relief in a court of competent jurisdiction.

We reserve the right to modify these Terms at any time. We will notify you of material changes by posting the updated Terms on this page with a new "Last updated" date. Your continued use of the Site after any changes constitutes your acceptance of the updated Terms.
