Acceptance of Terms

By accessing or using SoloLandlordTools.com (the "Site"), you agree to be bound by these Terms of Service ("Terms") and our Privacy Policy. If you do not agree to these Terms, do not use the Site.

These Terms constitute a legally binding agreement between you and Kaybi Enterprises, LLC ("we," "us," or "our"), a Minnesota limited liability company.

Eligibility

You must be at least 18 years of age to use this Site. By using the Site, you represent and warrant that you are 18 or older and have the legal capacity to enter into these Terms.

Account Terms (Pro Subscription)

Certain features of the Site are available only to registered Pro subscribers. When you create an account, you agree to:

• Provide accurate and complete registration information.
• Maintain the security of your account credentials and not share them with others.
• Notify us immediately of any unauthorized use of your account.
• Accept responsibility for all activity that occurs under your account.

Pro subscriptions are billed monthly or annually as selected at checkout. Subscriptions renew automatically until cancelled. You may cancel at any time through your account settings; cancellation takes effect at the end of the current billing period. We do not provide refunds for partial billing periods.

We reserve the right to suspend or terminate accounts that violate these Terms.

Acceptable Use

You agree not to use the Site to:

• Violate any applicable law or regulation.
• Transmit any material that is unlawful, harmful, threatening, abusive, harassing, defamatory, or otherwise objectionable.
• Attempt to gain unauthorized access to any portion of the Site or its related systems.
• Use automated tools (scrapers, bots, crawlers) to extract content from the Site without our written permission.
• Reproduce, distribute, or create derivative works from Site content without authorization.
• Interfere with or disrupt the integrity or performance of the Site.

Intellectual Property

All content on this Site — including text, articles, calculator logic, design, graphics, logos, and code — is owned by or licensed to Kaybi Enterprises, LLC and is protected by United States and international copyright, trademark, and other intellectual property laws.

You may access and use the Site for personal, non-commercial informational purposes. You may share links to Site content. You may not reproduce, republish, sell, or distribute Site content without our prior written permission.

The "SoloLandlordTools," "SoloBid," "RentReady," "CleanRoute," and "FinancingFit" names and associated branding are proprietary to Kaybi Enterprises, LLC.

No Warranty

We make no warranty that:

• The Site will be uninterrupted, error-free, or secure.
• Any information on the Site is accurate, complete, current, or reliable.
• Calculator outputs are suitable for any particular purpose or will produce correct results for your specific situation.
• Articles or guides reflect the current state of the law or tax regulations.

Limitation of Liability

To the maximum extent permitted by applicable law, Kaybi Enterprises, LLC and its officers, directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, goodwill, or other intangible losses, arising out of or in connection with:

• Your use of or inability to use the Site.
• Any content obtained from the Site.
• Reliance on calculator outputs or articles for financial, tax, or legal decisions.
• Unauthorized access to or alteration of your data.

In no event shall our total liability to you for all claims exceed the greater of (a) the amount you paid us in the 12 months preceding the claim, or (b) one hundred US dollars ($100).

Indemnification

You agree to indemnify, defend, and hold harmless Kaybi Enterprises, LLC and its officers, directors, employees, and agents from and against any claims, liabilities, damages, judgments, awards, losses, costs, expenses, or fees (including reasonable attorneys' fees) arising out of or relating to your violation of these Terms or your use of the Site.

Governing Law and Venue

These Terms are governed by and construed in accordance with the laws of the State of Minnesota, without regard to its conflict of law principles.

Any dispute arising from these Terms or your use of the Site shall be resolved exclusively in the state or federal courts located in Minnesota, and you consent to personal jurisdiction in those courts.

Termination

We may suspend or terminate your access to the Site at any time, with or without cause, with or without notice. Upon termination, your right to use the Site ceases immediately.

Sections covering intellectual property, no warranty, limitation of liability, indemnification, and governing law survive termination.

Changes to Terms

We reserve the right to modify these Terms at any time. When we make material changes, we will update the "Last updated" date at the top of this page. Your continued use of the Site after changes are posted constitutes your acceptance of the revised Terms.

Severability: If any provision of these Terms is found to be unenforceable, the remaining provisions will remain in full force and effect. These Terms constitute the entire agreement between you and Kaybi Enterprises, LLC regarding your use of the Site and supersede all prior agreements.
